Welcome to Notting Hill Genesis’ website for the redevelopment of Saxon Wharf, 46-52 Norman Road. 

The proposals include 145 new homes, which will be a mix of London affordable rent, shared ownership and market sale homes, as well as commercial accommodation on the ground floor.

Notting Hill Genesis has now submitted proposals to Royal Borough of Greenwich for the redevelopment of Saxon Wharf into a residential-led mixed-use scheme. The application can be viewed online via https://planning.royalgreenwich.gov.uk/online-applications/. Search for planning application number 18/1594/F.

Notting Hill Genesis owns the site. Notting Hill Genesis is one of the largest housing associations in London. It was founded in the 1960s by a group of people committed to making a difference to housing conditions in London. 

Notting Hill Genesis is passionate about Greenwich and recognises the opportunity for long-term, sustained growth across the borough. As well as the Saxon Wharf scheme, Notting Hill Genesis is also investing in the regeneration of the land below Plumstead Road and Spray Street, known as Spray Street Quarter. The plans are for some 750 new homes, alongside a cinema, workspaces, restaurants, cafes and shops.

The Site

Saxon Wharf is located on the west side of Norman Road and backs immediately onto Deptford Creek.

The site is currently occupied and in use by a plant hire company. However, the area was designated in the 2006 Greenwich Unitary Development Plan for mixed-use commercial and residential buildings. Saxon Wharf was purchased by Notting Hill Genesis in 2016 for redevelopment.

The redevelopment of the site includes:

  • 145 new homes, which will be a mix of affordable homes for social rent and shared ownership and market sale homes
  • Commercial accommodation on the ground floor
  • Enhanced public realm with a new public plaza off Norman Road and link to the creekside walk
  • Enhancement and continuation of the creekside walk
  • New amenity space for residents 
  • Children’s play spaces
  • Hard landscaping to reflect the industrial heritage of the area
  • Soft landscaping, including planting and trees to enhance the ecology of the area and which draws inspiration from the site's original use as ‘market gardens’
  • Car-free development, with parking for blue badge holders
  • Cycle storage for a minimum of 244 cycles
  • Extensive greening throughout the site including green and brown roofs
  • New jobs through construction as well as employment uses on-site.
